Inspired by the rich heritage of Coney Island and designed to fit seamlessly into the surrounding neighborhood, Coney Island Commons combines affordability, sustainability and community space to create an award-winning, environmentally-responsible project.
Built on a parcel of vacant city-owned land and subject to a highly-competitive RFP process through the Department of Housing Preservation and Development (HPD), Coney Island Commons consists of a 12-story and 9-story building featuring 196 affordable homes for those earning between 60 percent and 80 percent area median income (AMI). It was also one of the first Coney Island developments to offer a preference for income-eligible New Yorkers who were displaced from their homes as a result of Hurricane Sandy.

The development included the construction of a new 44,000 square foot facility for the YMCA of Greater New York complete with an aquatics center, four-lane lap pool, recreational pool, full-court gymnasium, wellness center and programming focused on job training, college readiness, diabetes prevention, fitness and more. Connecting the facility to the residential component is a parking garage with a landscaped roof terrace dedicated to recreational use for the tenants.
The recipient of the prestigious Building Brooklyn Award for Community Development from the Brooklyn Chamber of Commerce and named Project of the Year by the New York State Association for Affordable Housing (NYSAFAH), both in 2014, Coney Island Commons enriches both Brooklyn’s neighborhoods and its economy.
