Originally developed in the mid-1970s by New York State’s Urban Development Corporation, Sea Park is known for its progressive and experimental design by architects Hoberman & Wasserman. Featuring up to five-bedroom duplex apartments, an abundance of natural light, skip-stop elevators, unconventional setbacks and open-air corridors that overlook communal outdoor areas, Sea Park challenged the prevailing norm of imposing, monolithic low-income housing developments and set a new precedent for architectural innovation.

In partnership with Gilbane and Tredway, ELH acquired Sea Park Apartments in 2023 and immediately announced a multi-million plan to preserve and rehabilitate the three-building property to enhance quality-of-life for residents, strengthen the complex’s resiliency and improve its energy performance. In addition to protecting existing affordable homes at Sea Park, the development team is in the active stages of planning the ground-up construction of 250 new homes for seniors on an underutilized portion of the property.
